New To Real Estate need urgent help

I am new to Real Estate I've read investing out of state book by David Green the problem is not finding the property its getting somebody on the ground to be able to do things and contacted many realtors but they start out good but then they don't give me time of day and wanted to see what I can do?

Totally get it! Finding reliable boots on the ground is often harder than finding the deal itself.

Here’s what you can do:
1) Look for investor-friendly agents, not regular retail agents. Search BiggerPockets forums, Facebook REI groups

2) Interview property managers first-- good ones often know local agents, contractors, and can even help you evaluate deals.

3) Join local REIAs (even virtually) in your target market. That’s where the serious investors and service pros hang out.

4) Consider turnkey rental providers-- they already have vetted teams in place, and you can still own the asset directly while learning the ropes.
