📈 The Best Cities & Regions to invest on the Oregon Coast longterm by budget

The Oregon Coast is a 363 mile stretch of some of the most majestic coastal real estate on Earth (if you know - you know.)

Here are some of my top areas for long term investment on the Oregon Coast by (present day) budget:

$2M+ - Cannon Beach/Gearhart. CB is probably the most iconic beach on the Oregon Coast with world class hotels, amenities and a quick trip from Portland. In Gearhart (even closer to Portland) there are several exceptional communities offering luxury oceanfront estates. 

$1.5M-$2M - Manzanita/Arch Cape. Just south of CB are these charming towns with very low inventory and dramatic ocean views and beaches.

$1-$1.5M - Bandon/Florence. Home of world class golf course Bandon Dunes Resort this is Oregon's Pebble Beach. The development occurring here is extensive and the upside is tremendous. For Florence there are some specific waterfront properties (ocean/river/lake) that offer a lot unique and accessible value that can be often also be vacation rentals. 

$750K-$1M - Pacific City/Tillamook County. Several inviting coastal towns such as Nehalem and Cloverdale and areas that offer a lot of recreational activities and a lot of value for the investment. Bonus many prime properties are eligible for short-term rental usages.

$500K-$750K - Yachats/Florence. A quick trip outside of Eugene these cities offer recreational activities and unique properties on lakes, rivers and oceanfront at a relatively affordable price point.

$350K-500K - Brookings, Gold Beach & Port Orford. The South Coast of Oregon (Is literally and figuratively) the North Coast of California. Slightly more value (think more land or square footage) for the investment.

$1-$350K - Alsea, Mapleton, Tidewater. These are smaller towns just inland off the coast. Investors can find riverfront or water view properties with solid bones or a smaller footprint that is upgraded.

Bonus HOT areas with variety of budget points: 

Seaside - Quintessential coastal community within striking distance of Portland. 

Lakeside - Slow paced lakeside community offering strong value and fun things to do. 

Oceanside - Maybe the Coast's best kept secret. 

Coos Bay/North Bend - This area is growing up with a lot of young investors establishing businesses and even has a newer Starbucks. 

Rockaway Beach  - A favorite for locals and short term rental investors.
