Insight into long term rentals in Columbia, SC

I am a real estate attorney and investor in Nashville, TN. However, I went to law school in Columbia, SC and really enjoyed the city. Performing my own due diligence on the area, and looking at potential investments in Columbia. I am generally curious if anyone has any insight into investing in the area, and success or failure stories? Anything helps! Thank you.
