๐Due Diligence - no matter what the seller says, always always โผ๏ธ do a full property inspection during your Due Diligence phase. ๐๐ป
On a recent property we closed, the seller had told us that the roof had just been replaced 2-3 years ago, but during DD we discovered that the edging on the roof had corroded. There were multiple holes that had not been patched etc...
Our roofer then took pics of all the problem areas and put them into a full report ๐ with an attached bid to repair the faulty issues ๐ฒ
When a seller sees a full report by a licensed vendor followed by a bid to repair the work, it is very hard for them to push back.
So we spent $250 on the report and bid to get roughly 8k off the purchase price to repair the roof. ๐
This same process should be done for every aspect of a property; foundations, mechanical systems, sewer and water linesโฆ.โ โ โ
Not only does this help us negotiate a lower purchase price after DD, but it allows us to know exactly what is going on with the property before we decide to buy it .
Next level from this - being able to pull off DD in under 3 days to get a deal done...more on that to come.
