

Remote Investing - Mission Impossible, or is it?

In the blog, they discuss my Remote Investment Strategy. I use traditional MLS and off market strategies to find deals. After I find the deals I qualify the sellers and make my offers. From there I either keep the deal as a rental for my portfolio or I pass the deal long to another landlord or flip investor as a wholesale deal. I thought I'd share a few of the sites that I use to make this a reality.

Second, Once I'm up and running I get agents sending me listings and I pull off market lists from Listsource. In addition to the mailings I also use spokeo to cold call and email the homeowners from my lists. I have a great couple videos on talking to FSBO's on my YouTube channel.
I also make sure I get bandit signs out in the areas to ensure I'm getting all the leads possible. I use craigslist to find my sign placers as the article states. To ensure the signs are out and where they should be I use Simple Crew which allows my to geo tag the sign locations.
From there, I evaluate what I'm going to do with my deal. Do I want to keep it for a rental? Great, I send out my property manager to do a walk through and give me their feedback. Do I want to do a fix and flip? Sweet, I'll get a couple contractors to inspect the property and give me itemized bids for the job. Or do I want to wholesale to another investor? If so then I'll run it by the buyers I already have on my list and post another ad on craigslist for more buyers. Here's another great video from my YouTube channel about talking to Cash Buyers.
Investing in a Remote Market doesn't have to be impossible. It just requires solid systems, consistency and a lot of hard work. If you're serious about growing your investment portfolio you may need to expand beyond your own back yard.
