How I bought my First Rental at 22 (No job, No credit)

Contain 800x800

"Subject-To investing is not for beginners!"

I saw someone post this on social media recently, and honestly—it made me laugh.

Why? Because one of my very first deals was a Subject-To deal.

Back then, I was still in college. I had no job, no money, and no credit.

If I wanted to build cash flow and long-term wealth through rental properties, creative financing was literally my only option.

My mentor at the time taught me something I'll never forget:

"You don't need to qualify for a loan to buy houses. Just leave the existing loan in place and take over the payments."

Boom—problem solved!

No more filling out long loan applications, no more awkward conversations with loan officers who'd inevitably say, "Sorry, you don't qualify," even if the house was a killer deal way below market value.

Within just a few short months, at the ripe age of 22, I officially owned my very first rental property in San Antonio, TX.

Buying houses subject-to the existing mortgage may require a bit more diligence to do it right, but even beginners can do it successfully.

And if you're in a similar spot to where I was—little to no money or credit—it might be your best (or only!) path toward owning long-term rentals.

In fact, with today's sky-high interest rates, it's probably the only way to make great deals cash-flow positively.

It might even be one of the only strategies still viable in today's market.

But before you dive into your first Subject-To deal, it's absolutely critical that you follow the right procedures.

Small mistakes can kill a subject-to deal—but done correctly, these deals allow you to take over mortgages at incredibly low interest rates, setting you up for financial success for years to come.

Ready to learn exactly how?

RSVP for the Subject-To Workshop, and you will walk away knowing each step of the process, so you can confidently close your first—or next—deal!

PS: More than half of homeowners have mortgages under 4%—but this won't last forever. Now is the perfect time to master Subject-To investing and lock in these historically low rates before the opportunity disappears!
