

Marketing Update - ANOTHER CALL!
Man I'm racking them up now! :)
I had a message from a woman that actually wanted a call back this time. I looked up her name and found out what property she owned and did a little pre research before calling her back.
Hahaha... Got totally thrown though! I had her as owning a smallish 3BR house on just under an acre of land in a small town not to far from here. Well turns out in addition to that she owns another ~50 acres on the same street (Had taken land records out of my list) as well.
To bad she is only interested in selling everything as a package for $2 million dollars. I don't think that is a deal and I am not looking to do any major developing (I'd do a single spec build if she had individual lots) projects.
Interesting story though since she said she had tired to sell it 10 years ago and there was some interesting stuff if you Googled her. She wasn't kidding! Turns out in like '02 she had agreed to sell the land to a developer for like $1.2 million. The town had a right of first refusal to buy it on the same terms since most of it was designated as forest land. They could not afford to but they assigned that right (as was allowed by law) to a non-profit group to buy it. Well that group defaulted and the developer moved to a different project. Lots of court fights but in the end she only got like $26K in liquidated damages.
HOLY CRAP!!!!!
On a side note she also said that she had recently gotten a ton of mail. Including a lot of yellow letters. She said they were terrible and looked like a 3rd grader wrote them. Hahaha... I think they seem pretty tacky too, but it is funny to hear someone in the target audience say it. :)

Hey guys thanks for reading and commenting. First want to apologize for the delay in responding. I don't think I am getting alerts that people had been commenting as I see several posts that I didn't know people had commented on. As for the letters I did find that pretty funny. While I have to put in the disclaimer that I clearly do not have a good feel for what makes an effective mail piece, my thought on the yellow letters has always been similar to that and when I get them from other businesses I tend to ignore them. I do usually at least give postcards a scan and I always open Zip Letter type things so that is why I plan on using those 2 forms for my subsequent mailings (and ones I do NOT design myself :) ).

I've had so many comments on the letters we use. Most of them quite humorous & complimentary actually. One of the funniest was a woman about my age that said "those letters are the best. I didn't call on the first few, but I couldn't NOT call after one saying why haven't you called me?!!!!" We didn't buy that house, because she was crazy and had unrealistic expectations, but the letter worked :)
