Revisiting & Renewing Investor Marketing

Its been a long time since I've actively marketed in a way that is common among many investors. I'm not here to reinvent the wheel but merely, layout a plan in which I initially feel good about based off of my past experiences, my time available for certain marketing techniques and discuss what is working for me specifically and hopefully, share my successes.


First off, let me explain clearly. I am not marketing as a wholesaler. I of course will end up wholesaling a few of them but my approach here is as a buyer. My target market for purchases is an area in which I personally like, enjoy and live in as well. Some of my marketing will indeed include other areas. Those areas will automatically what is considered 'wholesale'. This is important to understand as you, if you do indeed, follow along and participate.


Lets talk briefly about my purchasing strategies. Most everyone knows about the more popular creative methods including owner carry, lease/options, Subject to's etc.. so I'm not going to regurgitate what they are.


My primary goal will of course be to purchase Sub2. Reason for this is I'd like to be able to leverage my available funds as much as reasonably and responsibly possible. Since I am in a buying mindset, the use of leverage will be key for me I believe.


Of the ones I do purchase with the intention of reselling to a retail buyer, I will employ the use of my Realtor license. This, being a Realtor I hope, again, I hope will ultimately help me and not hinder me in my ongoing marketing as it will be part of what my 'theme' of options to the seller.


My initial renewal marketing has gone underway with the start of the inspiration to do some video marketing like I've done prior, thanks to Brandon L in a thread he created: Video Marketing - Does it Work? Let's Test it!


In a thread I created shortly after: Anyone Have Website Skills  I simply asked for some hands on help. Its been a long time since I've created a website and simply put, I didn't want to re-learn how to. I've already owned Motiv8td.com for some time now and I've had it with the intentions of using it as my main, ongoing site for multiple reasons. To start, a landing page, splash page or lead capture page. Whatever you call it, is what it is. 


Before you laugh and point fingers at me, look at what it is. A simple video, which will be resized to my liking as soon as my lazy arse does one, and a simple input form to the right. What's missing is my phone number that I will have appear underneath it all. What you see, is what you're gonna get. I will use this as my initial starting point.


At this point, don't worry about anything beyond this regarding the site and any 'online' strategies I will get into later on. I'm having Jerry Puckett help me and I'm sure it will be an ongoing relationship due to my lack of interest in relearning it. 


So, that's where I'm at now. I'll have a quick and I mean quick, likely 90 seconds max, probably even much, much quicker video done later this week. I don't own an HD camera. My sister has been gracious enough to loan me her DSLR that does 720. I'm being picky about which camera I buy. I 'want' 1080hd video abilities but also want that DSLR camera for still shots(I'll explain why and how later).


Once I get the video up, have Jerry fine tune it for me. I'll update you guys.
