

Are Internet Leads Better Then Direct Mail?
Most of my Wholesaling career I've spent sending out direct mail pieces to various lead types. First it was preforclosures with terrible results. After that I spent two years sending letters to out of state owners. I got a great response rate, about 12%, but I was not satisfied with the number of motivated sellers. Since then I've focused on probate leads that I got directly from the courthouse. Results were just ok.
My results could have been from bad copy or our negotiating skills were not so good. I experimented with different letters, postcards and varied the time the letters went out. Nothing got me the results I was hoping for but results never changed much. Direct mail can and does work, I just haven't found the correct formula.
This year I'm going to change my focus to focusing on internet leads. The decision to switch was kinda forced because I ran out of marketing money. I love the idea of inbound leads where motivated sellers search you out instead of the other way around.
I am about six months into my website build up. It takes time and effort to get your pages ranking high in google for your main keywords plus all the other keywords you are going after. Just this past month, on of my We buy New Jersey houses websites made it to the first page of google. Since then I've gotten 6 leads from the site. Not bad and sure to improve as I start to rank for more keywords.
