5 Reasons Why Smart Brokers Love Agents Who Wholesale!

Honestly now....did you really think we wouldn't notice?

Through my podcast at The Red Pill Investor, and my blog at TenMinuteSkill, I've come to know a few things.

First, that many Realtors® either do not know that they can in fact create a duplicatable wholesaling business that will give them options beyond their ordinary pay.

The Second, is that the really smart brokers who they work for really love the fact that they wholesale real estate! 

Why Would A Broker Want You To Wholesale?

Well, from my vantage point as both an associate broker, as well as an Investor myself; there are several advantages.  However, let's just focus on the top five!

1.  Good Realtor® Investors are always generating leads.  

A smart broker knows that in order for you to build any successful real estate sales business, you must generate leads by any means necessary.  If you are out there generating business for your wholesale business, you will be doubtless in the ebb and flow of people who are looking to buy and sell.

2.  They know that most of the leads will not want a wholesale price

If your broker has any time in the business, they know that most of the people you will make offers to will not want to accept that lower price.  Many times, these people make perfect candidates for a listing.  If not by you, then perhaps by another in his or her agency. The point is, the opportunities are not lost.

3.  There is little risk to the brokerage if done correctly

As assignments are considered personal property, they are not generally handled by your brokerage in a financial sense.  In other words, you don't generally get paid by your broker on an assignment. (You are paid through the closing as a party to the transaction)

However, there is a tremendous (and often unfair) burden placed on your broker to review your contracts within the State timelines and ensure they are written correctly.  This works to your Broker's advantage when they take the time to adequately teach you how to write a proper contract. 

Many times however, it is NOT done correctly. This is the area of greatest concern for your broker.  This is why it is essential that if you are intending to wholesale real estate as a part of your overall real estate strategy... you get training from a Broker who invests instead of a "guru" who teaches direct mail.... But I digress..

4.  Investing agents are problem solvers.

Agents who invest are the ones who approach a problem differently.  They understand that not every property is the same.  Not every owner, or situation is the same.  Likewise, they understand that in order to be the best possible resource to their clients and customers, they must be able to logically approach every possible way to sell or purchase a property.

It does not mean that every deal must be a "wholesale deal" any more than every deal "must be a listing."  The true professional agent who invests understands that to solve the customer's problem (notice the term CUSTOMER... Not Fiduciary!) we must be open to different ideas, and ways of solving it.   

5.  Investing agents are entrepreneurial minded.

The worst thing a Broker wants or needs is a "time and money" suck.  They just don't have the time for it.  Believe me when I tell you that if you are an experienced Broker, the last things you want to have happen is your office continually filled with dumb questions.

You would be shocked at the nonsense your Broker has to put up with!  Complaints about the coffee, the parking, the noisy person in the office down the hall... everything!  A Broker has little time as it is filling out the paperwork required by the State, recruiting, and ensuring that "the train runs on time."

It is a godsend to have a highly trained, Investing Realtor® who is able to stand on their own two feet, and act!

In summary, if you are an Investing Realtor®, don't be afraid to show your true colors! Your broker will love you for it!
