People are funny with money!!!! I CAN'T INVEST - NO$$$$

I hear this all of the time.  "I can't invest, I have no money".  Everyone has money in some amount.  There is no shortage of money.  There is only a shortage of good things to invest in.  If you can structure a good enough deal, there is someone there to help you invest. Remember, people that have a lot of money usually don't have the time nor the expertise, or desire to do a rehab on  a property or invest in a note purchase.  If you have a good enough tree, there is someone there to help you climb it.

Make a list of everyone that you know that can write a check for $100,000, everyone that can write a check for $25,000 and one list of those that you know can write a check for $10,000.    There is your money for investing.  Come up with a deal, back it up with details and state what your role will be in doing the deal.  There are money partners and working partners.  Don't take forever to put it together or your deal will go away if it is truly a great deal.  Start talking to those on your list and tell them what you are going to be doing. Never ask them for money.  Ask them if they know of anyone looking to invest.

I have done millions of dollars of deals with little or no money out of my pocket. Investors usually want to see something of value that you are contributing (skin in the game) but it is not a deal killer.

It  may be in the form of a loan, equity partnership or a joint venture.
