So, I think I need to sign up for an electronic fax service.

Does anyone have any experience, suggestions, or reviews of any providers?

Short answer is, "Yes".

As others have said, the major impact has been in the "Sub-Prime" sector, but it isn't limited to that. A lot of the investors have portfolios that consist of loans in all credit ranges.

In the last 5 years it was very easy to get 100% financing, in all credit ranges, not just sub-prime. Alt-A is another part of the equation that is all but going away. Basically, you will start seeing the 100% financing go away in all credit categories, and the new sub-prime market will be where the Alt-A has been for the last few years. There will most likely be very few investors willing to do stated and no-doc loans, and if they do they will probably only be 80% LTV.

So, again in short, be prepared to come to the table with some money down, just like it was 10 years ago. The market will adjust again, but not to where it has been in the last 3 years.

Sorry about the late reply, I just now read your post.

I love my Treo 700p for what it does well, and hate it for what it doesn't do well. I would say that the majority of things it does, it does well. I love the email functions (I use the versamail program, but there are many others available). I love the contacts and calender applications, and the versatility to synch with MS Outlook. The web browser is handy, but cumbersome.

The things that I hate about the phone is that it sometimes freezes up. I am on my third phone, in less than a year due to it freezing up and then becoming unusable. I would definitely recommend getting the insurance on it, if for this reason only. And, I sometimes run into bad areas where there is service but all connections are terrible. This may be due to my provider though. I use Verizon, and I am overall happy with the service product (unlimited data plan, etc...), but not too excited about their customer service when something goes wrong.

You mentioned the 755. IIRC, that is a GSM based phone. I really don't know how the GSM phones work with the data plan, so maybe someone else can chime in on that one. But, I believe that Verizon is now offering this phone. I don't know anything about Verizon's venture into the GSM network, but I do know that the rest of the world pretty much strictly uses GSM networks, so it may be the way of the future.

Great! I work right by JeffCo airport. So, I'm not too far from Wheatie. This week is a little strange for me. I might be able to do Thursday if anyone else would want to, let me know.

What is the CAREI meeting?

I created (still in the process of tweeking) an Excel sheet. If you are proficient in Excel, I see no reason to use anything else. Plus, you can tweek it to how you want it.

I wouldn't mind looking at some of those free spreadsheets. Could you post a link?

I hate to burst your bubble, but when you purchase a $100,000 (average market value) home for $65,000, the market value for that home is then $65,000.

As someone else said, buy it with hard money, and refi to appraised value. I have lenders that can do one day after close refi's using appraised value.

Anyone want to do a lunch in the Denver area? If any Springs people show interest, I wouldn't be totally against meeting in the Springs or maybe half way in Castle Rock.

I put a post here, http://forums.biggerpockets.com/viewtopic.php?t=11397&highlight= , but no one responded.
