Wayne is correct, 203 k is only for owner-occupants. The Fannie Mae Homestyle program accepts investors. It has a high LTV and low rates. However, the program is very complex. It requires you to employ a building consultant. Loan proceeds are disbursed in a series of draws, the first one after initial work and supplies have been paid for ( by you). Most rehabbers just pay for the hard money loans and try to finish quickly. Next year Title III Crowd Funding platforms will be introduced. They should offer good acquisiton-rehab mortgages.
