@Brandon Ngo I live in Utah County specifically American Fork about 10 minutes north of Provo and 30 minutes south of SLC. My ReMax office I'm with is located in Provo. I grew up in Southern California and came to Utah for School and never left.

Now that you have some context let me share my thoughts. 1. I believe Utah is priced where California was 20 years ago, so if you are okay waiting for that kind of appreciation and future rents its not a bad play. 2. Utah is a conservative state and much more pro landlord than a lot of states.3. I may be biased but I think Utah has one of the best work forces in the world. (Look up Silicon Slopes) we have Adobe, Facebook, Domo, Qualtrics, Ebay, and about twenty other large tech companies.4. Another huge plus is the number of large universities in a small area University of Utah, BYU, UVU and Weber State are all along the I-15 freeway about an hour apart. Lots of students probably close to 200k within those listed schools. Not to mention trade schools etc. Utah is not cheap but the real estate is solid.

What is the best way to increase your overall net income in multi-family housing above 5 units: Rent increase, passing on utilities, Tech package, etc?

Specifically, when you inherit tenants from a past owner and don't want to rock the boat too much too fast.

@Derek Schetselaar exactly! If you buy now and hold your cash flow will be awesome overtime while getting real appreciation. Real estate investing when you hold is always a long game approach at least it should be. You can make money here and there selling after a year or two but the wealthiest people I know have said they only real estate they regret selling is the real estate they have sold.

@Derek Schetselaar I think there is truth to that but I went back and forth for a while on buying out of state or here in Utah and in the end I decided two things 1. Utah will most likely out pace almost any other market and 2. If I can position myself I will find deals. My last two deals equaled 11 units and I put a total of 7k down. One of the deals cash flows 2k per month. You can find good deals in any market just need to be putting your time into the right buckets.

@Mike Palmer yeah. It is in the Franklin neighborhood. Purchased off market, found by farming my network. Currently rented to 3 unrelated singles as Provo city occupancy allows. One person as the whole basement and two are upstairs.

@Derek Schetselaar you are looking in the wrong places. Last property I bought for 220k in Provo and I make $850/month after the mortgage. I imagine you are looming at Zillow or Utahrealestate.com and running properties you believe might actually break even on a monthly basis?
