100s of millions tied to several properties with AAA ratings on most. WF, WaMu and other well known lenders continue the servicing. Some are insurance wrapped and some are FNMA backed. Escrow to escrow is how these transactions work.
It sounds like you know quite a bit about them. Have you done some in the past? You've given some good advice in the forum. I've been watching. :roll: :D

Pricing is so good that profit is easily gained. They are tied to properties and yes they are Collateralized Mortgage Obligations. Hedge funds are purchasing but so are other investors, bankers and mortgage companies too.

They close quickly. Aren't shopped like REO packages and are great product to have in an investment portfolio.

I've been wanting to do it for a while and made the decision to actually attend this year. After I go to my first training, if it is everything that I expect it to be, I plan on taking 6 couples 3 times a year, at my expense.

But this time, I knew I had to just do it. I didn't use any of my credit and used very little money to start. I purchased bandit signs, business cards, found contracts in material I already had and listened to lots of teleseminars. I'll be happy to share the differnet sites outside of the forum. I think they all were free too.
Anyway... I began with Options and LOIs to get my first properties under contract. From there, it has continued to grow and I am now doing homes with bigger margins and commercial projects.
It seems that Options and Bird dogging are the easiest ways to get started right now, however, there are gurus everywhere who tell you their way is the right way. The truth is, find someone who has what you need (forms, REIA, etc) adjust to fit your local laws and your specific desires. Oh yeah... you have to know what you are wanting to accomplish and have measuring/tracking procedures in place.
Then go for it! You are the key to your success.

Every market has felt the change to some extent. The higher end luxury homes aren't moving as quickly because there are so many other, new homes on the market that are big and luxurious, but not AS expensive, and builders are giving all kinds of incentives to buy, including discounts.
Still there are players, both investors and end-buyers who purchase no matter what and are doing so right now. It is important to connect with the right people and give something of value.
And yes... this would be considered a niche. Everyone should have an area that they feel most comfortable in or that they are most educated in, although you can work them all if that is your desire.
