Hi,

I've used all three of these software providers, though RentManager was years ago. We had to switch from Buildium because they had a deeply rooted accounting issue in their code. A CPA client found it and Buildium wouldn't switch it despite acknowledging the flaw.

Appfolio is more robust, except (like 

@Christa Rimonneau

says) the owner portal needs to be built out. We do a workaround to set up owners as users but that's not great.

One thing that I like about Appfolio is that they really do work on their product. Buildium was not good at making improvements.

I would love to talk to a business rep at Verizon. I have asked three different Verizon employees about that. None of them seem to think that exists. If you have a number for that dept, I'd appreciate it.

Hi All,

We manage about several hundred units across more than 20 buildings. We act as agent for all of these buildings. Among other responsibilities is receiving and paying Verizon bills. We also deal with Verizon problems when they arise. 

We have multiple accounts with Verizon's enterprise division and more with the small business division. I've been told that only biuldings with business class services (T1 for example) can be handled by enterprise. This leaves us calling into multiple different Verizon numbers, treated like a mom and pop customer when really we're bigger than that. I'd like one throat to choke at Verizon.

Can anyone give some advice or a strategy on this? Or point me to where this topic has been explored in the past?

Here we go:

Two Months in with Appfolio in NYC. 

Appfolio is better than Buildium. They were licensed to process payments in 49 states. Now it's all 50. 

Appfolio loads quicker, has faster customer service, better functionality, more functionality, better messaging to all parties, stronger financial performance (Buildium had a few better reports).

Buildium's bulk/batch upload is better. That is useful when acquiring new units.

Appfolio's bank account approval is smoother.

Appfolio's payment process is a bit more of a hassle but provides better controls.

This wasn't well organized but you can reach out to me if you have questions.

Our General Contractor ordered the wrong size water heater heaters. His loss. Your GAIN



Now we have four identical, never ever used tank water heaters. These sell for $1765 at Home Depot.



We are looking to move these quickly. They are in Harlem, NYC now. 



We can offer them for $800 each or less if you would to buy more than one. Did I mention that they are unused? Did I mention that we are flexible on pricing?

Hi,

I'm weighing options but leaning heavily to Appfolio. It loads sooo much faster for each screen.

There is a real downside to Appfolio in NY. Their EFT situation is not great but I'm working with some elected officials (no joke) to get that approved.

Hi All,

Appfolio is faster to load, more robust and seems to get accounting correct. Buildium has buggy accounting. This wasn't evident for a few years but when confronted with the issue, Buildium was reluctant to fix it. It is not fixed as of this post. This post may get removed by BP as I think a few others have that were critical of Buildium.

Appfolio is not without its challenges. The transition/implementation process was a real low point but the software itself seems robust and feature rich.

Hi Zalman,

Which software are you using now and what are the issues with it? Why are you looking around?

Buildium does not have features specific to Sect. 8, DHCR, or MCI but there are work arounds.

Hi All,

I'm a long time Buildium user. Several hundred units. 

The software is good overall but the accounting is week for institutions. There have been issues with auto reconciliation that take Buildium months to resolve. It's not a feature everyone uses but it's a real time saver. You should check that out if you haven't.

The bigger issue that I'm tackling now relates to trial balances. Buildium displays trial balances incorrectly and the bigger issue is that they seem unwilling to repair their software code to remedy the problem.

So... I'm looking into other management software. I'll start a separate thread because although plenty of people are using Rentecdirect.com or Cozy, I need something more robust.
