Hello all, 

I am looking to get into multi family rentals. I have been doing research on duplex properties for sale all over the country. My main focus has been running numbers to see if they would be profitable, just for practice. I have noticed that almost none of the B class duplex's I have seen on the MLS come close to meeting the 1% rule for those areas. It seems to not matter if the are vacant or not. Being new to this and seeing a consistent avg. price per sq ft at around $100 and rents an average $1.30 per sq ft a month, am i missing something? How can people possibly make money? How are you all finding profitable duplex properties?
