@ Bill Gulley, thank you for your reply. From my understanding there should be a purchase & sale contract between wholesaler and seller and an assignment contract between wholesaler and end buyer. Is there any other contracts that I should be using or considering?

I wanted to know the complete set of contracts I will need between the following;
1. Contracts between Seller & Wholesaler
2. Contracts between Wholesaler & End Buyer
3. Contracts between Seller & End Buyer

Thank you all so much for helping me out! Lesson learned, keep the EMP $100 or less (or nothing) and have the clauses in the contract weigh in my favor. Plus if the price is right I shouldn't worry any way.

I am a very new Investor and I am wondering what the consequences are if I put a property under contract and I cannot assign the contract to another investor in the allotted time?
