Hey bigger pockets, I just wanted to share my good news. After flipping my first house in 2020 and my second in 2023 (and then taking two years off due to reassessing what I wanted to do to either real estate and honestly trying to avoid the really toxic market) I finally purchased my first three family in southern Vermont. I won’t go into any specific details of the property here because I’m not going to post that openly on the Internet, but I just wanted to brag that I got a great deal and paid well under the comps for it. I’ve got great tenants. I’ve already been sourcing grant money for energy efficiency upgrades, and maybe even getting some upgrades for my tenants that have disabilities. I was fortunate to buy cash, but even if I had to finance it, it was such a good price that the numbers still would’ve worked just fine. I’m excited about this first purchase and I’m looking to expand and just wanted to share the news so I can work with some other Vermont and/or Northern New England investors. Let’s connect.

Looking for a good calculator or forum post or article on deal analysis. Definitely found things in my travels, but how do the real pros break this down? Just got my first pre approval for a DSCR after my second successful flip and am looking for the most realistic projections of cash flow. How much do you really budget for maintenance and repairs and vacancies etc.

Hi all,

Just flipped my second house in central mass and looking at multi units in Maine/Vermont/New Hampshire and looking to line up some financing. Have cash in bank and two successful flips under belt and no debt. Also have a job bringing in some extra income. Looking for lending options. I’m all 1099 so some conventional options have been denied. Let’s network! 

I intended to live in it originally and then it ended up costing so much to renovate that I decided to sell after 4 years of owning it. Never occupied 

What are those two strategies? I owned the property for 4 years if that helps 

It’s a simple question. I just sold (closing in 2 weeks, all clear) a flip (single family). Can I take the proceeds and buy a multi unit and not pay tax or do I only avoid tax by buying another single.

Thanks for the replies everyone. Merrimack valley has been off my radar as the cost is now getting prohibitive. I dont want a 500k 3 family in manchester. Was curious about rent payment and tenant quality in Vermont and realistic rent price targets. Also when It comes to Vermont I’m avoiding chittenden county again due to cost restrictions. Keene is great wish I got in two years ago before everything almost doubled in price.
