I'm looking to purchase multi-family properties [four or more units] in the Frederick, MD area. Having a hard time finding deals. 

I recently purchased one four unit complex and have never done any type of background check on tenants. Any recommendations on services that do this, what is the typical price for a check and do I or the applicant pay for this? Any insight would much appreciated. Thank you in advance!
