When I am reading "Assuming an 8% interest loan yields" is this referencing the mortgage interest rate? Trying to run COC, below is the entire context:

Now we need to calculate the NOI. In addition to the rental income (with a plus) and the operating expenses (with a minus), we have to add the debt service to the equation (with a minus). Assuming an 8% interest loan yields:

Debt service = 8% x $187,500 = $15,000

Hello, my wife and I would like to purchase a home as our primary residence (currently renting) that will eventually become a rental. At the same time we are seeing several opportunities for rental properties that we would like to take advantage of. Is it possible to secure two mortgages at the same time?
