Yes. The lender is requiring 25% down. The property is a "triplex" but is set up as a boarding house. It has 2 units that are 2 bedroom 1 bath and then has 6 bedrooms that share a kitchen and bathroom that are being rented out. 

I am looking for unique ways to come up with a down payment. The property I am interested in buying needs some work and the seller is extremely motivated to sell. Here is my question....

If we agree on a price that is much lower than the value of the property, can I use the difference for the down payment? Do lenders allow that? Thank you!
