Any Philly or Delaware area wholesalers willing to work with a new investor? Looking for fix and flip deals that require medium to light rehab, not full renovations. Saw this one-story beach house that looks beat up and abandoned. It sits in a great neighborhood at a busy local beach but is off-market and no signs of being for sale...I am brand -new to real estate, I currently rent by myself and have not made any investments yet, just trying to educate myself. It's way out of my price range - approved for $225,000, and have to imagine this house is worth at least $1+ million even in its current condition.

My question is, as unlikely as it may be, how can I at least imagine acquiring/investing in a property like this. Lets say I find out who the owner is...how would you go from there in that situation? I guess in a perfect fairytale world he would answer and say "yeah sure I'll sell to you" and I find some private money partner with real estate experience & resources that helps facilitate the deal in exchange for equity in the home...or a fix n flip. Again im putting this at as extremely unlikely but even for educational purposes I'm interested in how I should even imagine getting some type of deal done. Investing in an off-market (or even on-market) property with market value that is well-beyond what you can afford, specifically one that looks un-loved & needs a lot of work.

First ever post here on BP. Im 27 years old and have been renting on my own the past 2.5 years. My lease is up end of September and need to make a decision. Would love to purchase my current apartment from my landlord, but he never stated it was for sale. What is the best way to go about this? I plan on reaching out to him, but any tips on what to say, what not to say? Do I come forward with an offer first, or just plainly see if he's interested in selling? Any thing I can throw in there to sweeten up the deal, preferably something that's mutually beneficial? 

It's a one bedroom "apartment" that is actually just a really small standalone house. I was just was pre-approved for a loan, but have only around $8,000-$9,000 in cash. Pretty good neighborhood in town...property is in good shape, but definitely needs new windows and could probably use a kitchen & bathroom update. Also has an ongoing bug problem (ants, centipedes...I've managed to get it somewhat under control). Would it help my case to point out some of this work that needs to be done? Any advice would be greatly appreciated. Would ideally like to live here for another year max, fix it up a little, then rent it out.
