Post: Refinancing owner-occupied property within 1 year

I bought a place in November 2019 as an owner-occupied property in California and I intend to convert it to a rental after 12 months of living here. However, my mortgage broker just presented to me a great refinancing deal that I can't refuse (from 3.75% to 2.321% with points and from a 30-year to a 29-year mortgage).

My question is: if I refinance today, would the clock start over and I have wait 12 months from now in order to convert it to a rental? I want to do this properly and avoid any possible trouble with the lender.

Hi 

Despite the 50 basis point drop from the fed earlier this week, I noticed a few lenders mentioned the rental property rates went up because of the uncertainty with the corona virus and the stock market.  Getting quote for 5.1% to 5.5% for rental properties. 

Does anyone know when these rates will come back down again? Or will it go up even more?

Hi Chrissy, I am looking at doing the same. Did you manage to get a template from anyone? Also are you aware of the laws in relation to renting to roommates? I cant seem to find any useful resources. Tried calling legal aid, the local Merced CA county. They all did not want to help me as I am a landlord in the roommate rental situation. Which kinda sucks.
