I don't personally own any multi families in Albany, GA.  I've been there a few times and it's a smaller city.  More rural.  If the number's make sense based on the rental calculator you should move forward.  What management options are you considering?  How do you feel about drive four hours total to manage a property?  

Currently there is a decaying tree divided by my property line and the landlord next door. When I purchased a survey to mark the property it spilt the tree down the middle. I’ve spoken with the tenants next door to acquire their landlord’s information. After speaking with the tenants they stated the landlord stated the tree isn’t on his property and he’s not responsible.

My goal is for us to split the cost and cut the tree before there is a chance of a branch falling and hurting someone or damaging property.

Bigger Pockets Community how would you address this situation?

I think you should become a Realtor. Look for your own deals. Maximize the use of these real estate apps. Set the criteria for what you want. I'm not familiar with NJ's market. But growing up in Brooklyn, I can only imagine how hard/expensive things are.

Do you guys have any recommendations for companies that provide landlord insurance in the Atlanta area?  It seems as if most companies are referring to renters insurance which is totally different.  I want it to ensure it covers dwelling, home protector, fair rental value, personal liability, and medical payments.  If you have an other recommendations please let me know.  What are normal rates for a duplex?
