We would like to sell off enough of our properties to pay off three or four properties.  What would be the best way to structure that to minimize taxes, bank costs, etc.?

Can you add a subforum for Colorado called Western Slope?  That would include Grand Junction , Durango, Cortez, etc.  Not everyone in Colorado lives on the front range. :)

After learning that one of my tenants was pouring grease down the kitchen sink (I thought everyone knew not to do that!), I am thinking of writing up a Home Care List for my tenants. Not wanting to reinvent anything,  Does anyone already have one they use?

I did a 80/20 split with a performance bump at 10% to 60/40.

I am also asking for more explanation on this.

The snow hasn't been too good lately, so I would make sure the current owner is giving you the actual financials, and not proforma.

We have done one 1031 exchange. The person handling the exchange was good, but we had a hard time finding desirable properties in the time frame, so that became very stressful. I would avoid selling with this method in the future unless I had a way to tie up a property before I sold mine.

I would love to walk by a large apartment building and say "that's mine", but finding investors, finding deals, seeing it all through sounds like a full-time job.  My husband and I are looking to retire, with maybe 5 hours a week spent on rentals.  Do you think the large apartment buildings can provide a real retirement or just a different kind of job?

We're the types that value time over money, so the big bucks is not our goal.

A mortgage loan officer with a bank in AZ told me yesterday that the FNMA rules are now only allowing 6 loans. Has anyone else heard this?
