I have a tenant who hasn’t paid last month’s rent, and next month rent is due soon as well. What are some things that have worked well for landlords in this situation? I am WA.

I am working towards buying my first RE investment property. Looking for RE savvy CPAs who can offer good guidance around RE investing decisions from a tax perspective and optimizing deductions while preparing tax returns. I live in WA state. How important is such CPA to be in WA state (from knowledge about local RE laws perspective) vs being based in any state?

I am looking to get started in real estate investing. I live in Seattle area and have access to decent cash, with a good credit history. I am thinking of properties not too far away (say within WA state), either multi family or good single family unit, long term buy and hold (with rental). I want to start small, learn the ropes, and avoid taking large unnecessary risks.

Any advice on how to get started (meetup recommendations, reading suggestions, etc)? Also, would love to connect with folks with experience investing in WA.
