The tenant at 1427 Holbrook St NE is currently open to hearing offers from prospective buyers prepared to offer consideration in exchange for the assignment of her TOPArights. She lives in a 4 unit building on a developing street in Trinidad. Even better for potential investors/developers, her unit is the only one currently occupied. 

The listing for the property is here- https://www.redfin.com/DC/Washington/1427-Holbrook-St-NE-20002/home/10097471 The city has assessed the property at $763,000 but it is listed at only $675,000. 

There is currently an offer for asking price, with an earnest money deposit of only $5,000. The new buyer would simply need to match that.

We work at a nonprofit assisting cancer patients like this tenant and are eager to engage with a conscientious investor ready not only to make a great deal, but to preserve the housing stability and well-being of a wonderful 73-year old woman who has spent her life in the District. 

Open to hearing all written offers - monetary consideration, stabilized rent, renovations, move-out agreements etc - in exchange for assignment of TOPA rights to facilitate your expedited purchasing process! At this time, my client's preference is to sign a move-out agreement in addition to assigning her TOPA rights - looking at around 12k total to allow her to cover security deposit, first months rent, moving expenses etc for a new place and peace of mind.
