Thank you thank you! We understand the acceleration clause. How do you feel about sending the payment to the seller and allowing him to make payments? He's fighting about allowing me to make payments and forwarding him the receipt, because he has very good credit and wants to keep it that way, according to him. Any experience with this?

I have a subject-to deal in the works and I am wondering how to go about closing this thing. My title company is very traditional at best and when I explained the situation I was told "They don't let you do that". Do I just call every title company in town? Pay an arm and 2 legs at my attorney's office? Also, does anyone care to weigh in on how to do the insurance quietly so as not to raise any red flags? Thank you in advance!

Yes Nathan, I have 5 different squeeze pages I direct people to depending on their situation. So you're saying I should only do that and not write direct offers to individual homeowners?

This topic may have been beaten to death but I've heard differing opinions on it. How successful has Craigslist marketing been for you all? I will occasionally post an ad to join my buyer's list or that I buy houses and may get 1 or 2 hits off it. I've tried a couple times to reach out to FSBOs by directly emailing them through Craigslist, telling them I'm an investor and interested in their house. When they reply, I make a cash offer and a terms offer for them, but so far I've only succeeded in ticking homeowners off with "lowball" offers. I use other marketing methods, but craigslist just seems like such a goldmine of free leads that I'd really like to get a good system down. Any suggestions? Thank you!

I live in Missouri where most foreclosures are non-judicial. I'm having a tough time figuring out where to get a pre-foreclosure list. Any suggestions?
Thank you all so much! That was basically what I wanted to know...whether motivated sellers typically ask for them. I guessed probably not. I would never use anything fraudulent in my business, just wondered if they even meant much these days.
