Hey matt I’ve worked in the hvac industry for about 3years now and have had the opportunity to meet some other tradesmen and I’d be happy to lend a hand when and if you need it. 

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $187,000
Cash invested: $9,788

this is property is a long term hold for my portfolio, I currently use it as my primary residence It will be rented out after 1yr of having it as my primary residence @1600/mo with 208 net cash flow per month

How did you find this deal and how did you negotiate it?

my real estate agent showed me the property before it went on market I was the first to submit an offer/see the property.

How did you finance this deal?

conventional

Lessons learned? Challenges?

I accepted the deal without much negotiations, my next deal I will definitely negotiate more then I did this deal

I am new to real estate investing and just purchased my first home on a conventional loan, and will be looking into multi family as my next deal what are some things you guys are looking out for in San Antonio and the surrounding areas for your property’s and what are some things I could do to further my knowledge about this market this is a weak spot for me any advice is helpful thanks for your time and responses!

I’m currently looking to get my first property under contract i just made a career switch so i do not have the "2 years of stable income" required by most lenders if you guys could give me some insight on a way to maybe get past this issue i am having or even some things you all may have done that would be great !!??
