Post: Mail Away Closing not enough time?

Hello All, Im doing my first mail away wholesale deal and the title company set the date of the closing on Monday. This closing is going to be mail away due to the seller being out of town. My issue is that the title company sent over the closing documents for me to forward to the seller today (Friday the 10th) and the closing date is set for Monday the 13th. The documents need to be notarized on the sellers end and mailed back overnight to the title company. If the seller gets it notarized and signed on Monday which is the day of the closing wont the title company not get it back until Tuesday the following day? Is that how mail away closings normally work? Or are the documents supposed to be signed and sent in the day before (sunday). If anyone knows or is familiar with mail away closing please reach out.

How are you supposed to market your interest in the property without giving an address, pictures, or allowing them to see what they would actually be purchasing?

Hello,

In a market that is currently booming and many people are in good situations financially, how does a wholesaler operate and is it still feasible for wholesalers to get good deals in a sellers market? Also, are buyers willing to pay more for properties since the properties are so expensive at the moment?

Thanks for your advice Greg, I’ll definitely look into making my own website as i do have some experience in creating websites. And i do not mind getting told No, i just feel cold calling is the most cost effective and will give me the experience on how to deal with speaking to sellers as i am just starting out.

Yes i bought a list of homes that are in pre-foreclosure in my area. When you say driving for dollars, doesn’t that include cold calling, because after i get a bunch of properties written down i would have to skip trace them and try to contact them?

So basically what i did is, i bought a list of homes in my area that are in pre-foreclosure, then I had them skip traced to get their phone numbers. I plan to start cold calling them as soon as possible. I already started driving for dollars and have a bunch of properties already skip traced. So when you say use driving for dollars do you mean drive for dollars, skip trace them, and then cold call them? Or do you mean drive for dollars then send them mailers?

Im looking to start wholesaling properties as a way to get my foot in the door of real estate investing. I plan to use cold calling as a way to generate leads and want to know if there are any seasoned investors that actually use that method and had success with it.
