Virtual Wholesaling can be tough but not all that hard to do.

If you have the proper pieces in place then it'll be like doing it in your own city.

I'm doing it now in several markets but it took me time to get set up in each market. Maybe try to reach out to other wholesalers in your target market and co wholesale for a bit on a few deals and ask about maybe getting a few house hunters in the area.

Kudos on taking massive action and putting yourself out there to be in a position to get paid with what will hopefully be a great assignment fee for you.

Great advice from Jon and Ken.

There's an old saying in wholesaling..."if you're not embarrassed by your offer then it ain't low enough".

Run comps. I don't mess with formulas but that's just me. I just run comps and list them from highest amount sold to lowest amount sold.

Take the lowest amount sold and start from there. If it's 100K then start your offer at 90K.

Like Jon mentioned, the seller doesn't sound too motivated to sell but home owners always think their house is worth more than what it really is but you'll know more when you go visit the property.

Just be confident and build more rapport with the seller and who knows maybe you'll leave that day with a signed PSA in hand. If the seller isn't motivated then no biggie...just keep plugging along and taking massive action and you'll be cashing checks in no time.

Manny and Patrick are right about everything especially Manny about Craigslist. That happened to me once when I first got started and I got an earful from 2 buyers...let me tell you, not fun!

Always find out if the seller is the actual owner of the property of if they are another wholesaler with the property under contract with interest in the property but need a cash buyer to sell the dang thing.

If it's another wholesaler...have them sign a marketing agreement or a JV agreement between you two and then you send it to the title company to make sure your name goes on the HUD and you get paid.

Good job on taking action and putting yourself out there. You keep this up everyday, you'll be cashing checks in not time....all the time!

Welcome to BP. You are right. There is so much to learn here and you can pretty much get anything answered here if you simply ask.

Don't forget to check out the podcasts and the forums. It's a wealth of info in just those two things.

Also set up keyword alerts for whatever you're interested in. You'll get an email whenever that topic is talked about.

I'm a wholesaler out of Dallas but I'm in several different markets also. Maybe we can meet up one day for a cup of joe and talk real estate.

Welcome Paula,

This is the place to be! Dive on in and get busy learning all you can. If you can't get your questions and concerns taken care of here then I don't know where else you can.

I'm not schooled on trust deeds but I'm sure if you ask around on here...someone will reach out and answer you. You can also listen to the podcasts and check the forums where a thread on trust deeds may have been started.

Keyword alerts are great so maybe you'd want to set that up so when a topic on trust deeds is started, you'll get an email letting you know about it.

I wholesale in several markets including SD County so I always like to network with agents in realtors.
