This particular instance, the partner does not want to rent it out after the house would be flipped but I do. He has the money for a flip and I have very little to start. I'm willing to help do the flip but I would like to build wealth by rentals but he doesn't want to deal with a rental. Should I help the flip and get a % then pay him a monthly renal return or buy the flip from him as a turn key?

Hi There! I am new to reals estate investing and I want to start BRRRRing so I can spend time with my family, help others, and get out of the corporate 8-5 for the next 30 years.

How do you know what area to look at for your first BRRRR? I know I would like a good school district but what do investors use to find areas to invest in? School district, Hospitals, safe neighborhoods, etc.. I'm open to suggestions or help!

I'm new to real estate investing here. How do partners determine who gets what percentage of a flip and rent deal? For instance, if my partner flips the home and I find the deal/manage the rental property afterwords. What is the fair way to go about this? Is there any guidelines to start?
