@Jack HasselbringYou need to brush up on your local landlord and tenant laws. You also need to know, renting is a business and should be done in a businesslike way.

Has anybody specifically called out "No Airbnb (or VRBO)" in their leases? It's technically covered by no businesses and no subletting, but I've been wondering if calling it out specifically would be better.

This is an easy one in this day and age. He needs to send you screenshots of the deduction as well as the front and back of the check by 430pm today or you will be sending the required notice to start the eviction process

@Christopher Hernandez the applicants should be asked a few questions to narrow the field.

Do you make at least 3x the rent? What is your credit score? Do you have any collections, judgments, evictions, or criminal history?Those questions should allow you to narrow the field down to a select few.

@Briette Awbrey It is a numbers game. There are areas that work and those that do not. All things being equal a new house is less work and attracts a better Tennant. It is unlikely you will get them at discount in this market. I have been looking at purchasing land and hiring a small local contractor to build on in fill vacant land and rent or resell the property.

@Luke H. Depending on your needs, Zillow is a so-so platform. Honestly if you're focus is simply advertising your rental, you can get better results posting to Facebook Buy/Sell/Trade groups for free.

@Chris Madden in addition to the comments above, Make sure you pre-screen anyone who responds to your ad (you can pre-screen in the ad).

Screen, screen, screen before signing a lease with anyone. Current landlord, previous landlord, employer, credit check, background check. It is worth the hassle. If you do it right you should never have a bad tenant. (never say never)

Before I say my opinion, let me say that I am not any kind of attorney or expert on this topic. This is pure person-to-person opinion, just me pondering and sharing my thoughts.

I would start by doing some Googling on owner vs. HOA disputes, narrowed to your state. Then, unless I found a good answer here on BP, I'd call a real estate attorney in the jurisdiction your property is in. Find one with whom you can come in for a consultation. My goal would be to sue the HOA into action if they don't play ball.

And read your HOA guidelines/covenants/whatever, there may be a grievance process defined, as well as remedies for issues such as yours. Knowledge is power.

Their website is so buggy in general, I would never trust them with anything more than just a listing.

Plus, their terms of service are not realistic for real-world operations of rental properties.

  • Cannot collect deposits or last-month's rent
  • Cannot collect "sensitive" financial information

Thus you will not get the tenant's SSN, which is necessary if you ever need to report an eviction or collect a debt. I also verify they have a bank account so they can actually pay using these online services ( I use cozy ) and (worst case scenario) if I have to garnish an account if things went really far south.

I have also heard griping about the quality of the application itself from people here in BP, apparently it's just not complete enough, but I do not know that one myself because I'm not going to be using it.

I shopped around and found some nice click together vinyl (lots of laminate options, too) for $2 per foot, for a total cost of $1500 for 700 sq. ft of living space. It's super easy to do yourself... use a handheld jigsaw to cut pieces to length and to fit around doorways/corners and click it together.
