Post: How do contractors access after purchase

Hey BP fam!
newbie question here. How does each party during the process access the property if you are out of state? For instance the agent you work with will have access because of the lockbox on the door. However after that how do you coordinate access for all the contractors afterward? Is that something the agent will continue to do for you even after the sale? Or is that something the property management company would now be in charge of doing on your behalf?

@Gary Swank Thanks Gary! I wanted to start cautiously and wasn't detail in my number post on the type of properties I'm interested in at the moment. I would like to ultimately get up to multi unit properties but especially since I'm starting roots long distance in a new area my goal is SFR only at the moment. If a jewel duplex pops up great! … but I'm not crossing my fingers on that rather keeping grounded.

Browsing what I can without the assistance of a realtor I’m finding a handful of very enticing prospects in suggested “good areas.” However anything can look good without disclosures or boots on the ground! I’ll start turning my attention to finding an agent knowledge of the area see what we can come up with. Thanks again for the insight!

The numbers I'm looking for are $100k-$145k all in after renovation. 10%-12% roi. My priority is cash flow over appreciation. Ideally $250-$400 per door.

@Michael Scott  understood. Thank you for that. Looking on the brighter side of news like that, where project renovations regularly being higher five figures atleast I will build a relationship with a general contractor fairly quickly.

@Jeremy Taggart that’s great. Cash flow over appreciation is my number one priority right now. I own a tow company here in California and I am looking for RE cash flow to be the diversification away from my current paradigm.

Hey @Michael Scott thanks for the input! I’m following you. From your experience do you know the average reno costs your clients ended up paying for properties of that age? Did they just avoid them all together?

@Bill Brown to answer your question my interest started in Reno, LV, Waco, San Antonio, Pittsburgh, and Detroit.
I leaned into focusing more of my time (number crunching) in Pittsburgh and Waco. The numbers I’m looking for are $100k-$145k all in after renovation. 10%-12% roi. My priority is cash flow over appreciation. Ideally $250-$400 per door.
