I'm starting to make cold calls for properties that I have interest in purchasing, but found I'm not good at them. I've found someone that is good at sales and has years of cold calling experience. Anyone have experience in what to pay a cold caller? Pay by the hour? Pay per call?
Post: Quit claim deed and FHA loan

My family is in the processes of selling a home that was recently quit claim deeded to them from a family member. This week we received an offer on the home and the buyer would be using an FHA loan. When the lender found out that the home recently had a quit claim deed they said that an FHA buyer would not qualify. Does anyone have experience with this? Is there a work around?

@Andrew Postell what I was quoted was a commercial loan, lender told me that I could not to a residential loan. I do plan to keep this property in my personal name. I have a steady full time job and my wife is self employed. I will be reaching out to other lenders.

I’m in the process of doing a cash out refinance on a duplex I own in my personal name. My lender came back today with a rate of 4.75% for 5 years and then variable rate of prime plus 1.5% for the remaining 15 years with a 3% early payment penalty. I was wanting to get into a 30 year fixed rate on this property. What are others seeing for rates and terms? Are there other lenders with more favorable terms?
