We are interested in being our own property managers and I am interested in knowing what strategies others are using to find qualified tenants. Thank you very much- 

We will be relocating to Ohio from Florida and are interested in renting our home in Florida. I have talked to several different PM companies in the area and I am now wondering, do I really need a PM company. From what I could gather it seems like the only benefit to using a PM is that they help find qualified tenants for the property. All companies want to charge 10% per month and keep the 1st months rent as a finders fee. Some will take care of any repairs under $200 automatically, which I do not like the idea of, and others will call me with any issues that may come up. I have my own handyman that I can use for any issues that may arise. With that being said I am struggling with the idea of hiring a PM instead of doing it myself. I am looking for any tips/bits of advice that any experts out there may have. Thank you in advance- Adam

Thank you everyone for your insight. I am a painter by trade and think that if they don't like they colors I will offer to paint it with colors they like and I approve. The tenet will pay the cost of the material and I will do the work, that way I know it gets done the right way. I don't mind painting it for them for the trade off of peace of mind I will have. Does this sound reasonable?

We are preparing our house for future tenets and we began to wonder about paint. Our house is currently painted with colors that we chose based on our personal preferences. While we, and many others that have seen our house, think that the colors we have selected are nice and clean we wonder if we need to repaint the house with one neutral color. Is this necessary or can we let tenets paint themselves? Good idea or bad idea? Any help would be greatly appreciated. Thanks. The other rooms are pale yellow, sage, pale pink. The bathrooms are already a neutral beige (we never got around to painting them)
