@Aram V. I would probably wait until he has a job to rent to them.

Thanks Thomas. I agree. Does anyone buy properties through sites like renttorretirement.com?

Josh - no evident problems at the moment other than figuring out where to start.

Even if utilities are left on, won't the PM still charge you for the whole bill + the markup?

Congrats on the deal! I'd rather have them under my name for control. I can't stand overpaying for things. But it may not be worth your time to manage...up to you I think.
PS - what area is your property in?

Hello everyone. This is my first post. Thanks in advance for your time.
I recently completed renovation and listed for sale my dad's former house in Fullerton CA. He passed away about a year ago. Aside from the funds I spent for rehab it's obviously been a low risk project (inheritance).
With the proceeds I'd love to start getting my feet wet in re investing. I'm interested in brrr (cash flow replacing day job) and flips mainly.
We live in North San Diego and my wife is a realtor (assuming that might help with finding deals). Anyway, I'd value any suggestions you all might have and advice for a rookie.

@Rick - first line you said ARV * .7 but below that you mention 70% and backing out repairs. That would lead to 2 very different numbers, right?
