Are you putting funds into the rehab? Contracts like this, I would just have your attorney draft up to cover any loose ends. 

I am new to direct mailers. Where would you recommend to get mailing lists?

Has anyone used Vistaprint for mailers? I never tried them but wanted to get opinions from everyone on what works well for you.

@Christopher Neal if you look on meetup you will find a handful of them in the Little Rock area and many of them are free. @Jon Graves I understand your frustration. Unfortunately, we live in a world where a handshake and verbal agreement don't mean much anymore to many. So I try to see it this way.. If he is willing to verbally agree then he shouldn't have a problem signing a contract. I think it isn't the best practice for him to agree and then back out, but on the other hand... A better deal came up, so you can't blame him.
