@Jonathan Greene thank you for the input! Currently I've been going to meetups and workshops to discuss, although I had a hunch that doing seller financing as a first deal would be an uphill battle. Agreed that focusing on target audiences who would want the income to buffer a social security or retirement monthly annuity-type payment would be best.

I'm interested to see if anyone has either performed seller financing on their first deal, or if they know of anyone who has!

I'm looking at a self-directed IRA for a real estate investment with some retirement funds set aside, but in terms of first deals not with retirement funds, any duplexes, triplexes, or quads that you've heard of seller financing for the first deals would be greatly appreciated to learn more!

Alternatively, if you're aware of any books or sites that speak to this in greater detail, I'd love to discuss and learn more.

Being from and now living in an expensive area myself, your point of a live-in duplex with an FHA Loan is something I've certainly considered. Seller financing is also an attractive option on this same note.

May I ask, how did you happen to first connect with the woman who was moving towards retirement and looked to sell you the first properties that you mentioned?

@Brent Shields I've been listening to the BP podcasts where mobile home parks are discussed, but I haven't heard about loaning for mobile home parks. Who did you use for this type of investing?

@Andrew Cornstubble interesting strategy. Have you attended real estate education workshops or conferences before? If so, who would you consider for future events? And what types of deals would only take $5k?

After reading some of the other first deal posts in the forums, I think investing into a syndication or partnership of some sort with that fund once it accrues a bit higher of a balance or finding a deal in a local network that allows a lower entry to invest makes sense.

How did you find the syndication that you started with? And do you recall any of the numbers in terms of the return percentage and how long that took to achieve?
