Aja Watkins my wife and I were also in the same boat as you, but have been a bit creative with finances the past year and have been able to purchase multiple rentals and just completing and selling a flip this month. Would love to chat more. What is the seminar about exactly? Adam

I partner with a team.  I have multiple cash flow rentals and flips myself and the great thing about our area is almost all properties are in the $40-60K, 12-18% returns on cash flows and $15-30K on Flips with approximate 2 month turn arounds. All are great properties in great neighborhoods, usually B+ or above with good schools.

Welcome and best of luck. I live in Washington myself but have all of my cash flow and flip properties in PA. I partner with a group, fortuneforeclosures.com, all properties run 40-60k, 12-20% return on average for land contracts and cash flow and 15-30k on each flip, turn key and usually a 2 month turn around. All are in the Pittsburgh area and off the market.

I live Tacoma myself.  With your budget of $200k and income at 2800, in not sure it's truly feasible.  However, I've been able to come close to those returns outside of WA.  We own multiple rentals and have done many flips working in a partnership with Fortune Foreclosures.  Properties we get are all in for 40-60k.  But we invest in areas where the returns are almost 3x as good, plus allows you to diversify should anything ever happen to one property.

Maybe we can connect for coffee as I believe we have similar interests.
