Hi BP,
Adam here and I just had a quick question about what a new investor should focus on.
I'm currently torn between whether to invest for more cash (via flips, wholesaling and selling homes on the MLS) or to put the money towards a small cash flowing property.
To add more detail; I don't have a whole lot of cash (saved only $6500). I currently set aside $600 per month.
My goal is to get enough cash flow to leave my current job and to start making RE investing my career.
Anyways your thoughts on the matter will be greatly appreciated. Thanks and I look forward to your responses!!

Oh well that's great if you have somebody who is month to month. You would just let them know that this is their last month staying there. If you need them out sooner than that, you could always try bribing them to move out sooner (don't pay them until they are gone).
In regards to financing, if you are attempting to get an owner occupied loan, you may want to talk to a lender to see if you would qualify given the situation.
You could also put a contingency in your offer and let the seller know that they have to remove one of the tenants in order for you to move forward due to your need for the owner occupied loan.

You can't remove someone until their lease expires. You can evict them for non payment or if they are breaking the lease agreement.

Hi Steve, reading your post was quite entertaining because I was looking at using the exact same strategy for the same area. In fact, we've probably looked at a lot of the same properties if you are using Realtor.com.
After spending 10+ hours analyzing condos and apartments, I've found a couple of deals that would cash flow immediately however I haven't seen anything that nets over a 15% ROI.
I'm now looking to house hack a triplex or 4 Plex and found higher ROI but they unfortunately located in Riverside which is quite far.
To summarize, if you are planning on putting the minimum amount down, you probably won't get a very high ROI and may want to consider a live in flip.
