Attached to a commercial property deal I closed came 6 acres of land. It’s zoning states use for “wide variety of residential and commercial use”. 

It’s on a double yellow line road. It backs up to a residential neighborhood. And the adjacent property on the double yellow line road are commercial buildings, self storage, or apartment complexes. 

I’m unsure how to start to determine which route to go will create the best value or return on investment in this wooded property. 

Is there a higher ROI on apartments, commercial warehouse, solar field, storage units? TIA
