I went to the last sale on the 15th and there were at least 5 homes that went lower than the 70% rule applied against the market value (MV) and a few of these were below the appraised value.  Banks were the winners on most.

This is just one option I'm pursuing. A better option in my opinion is an auction at an estate sale.  Went to one of these about a month ago and there were very few bidders and the winning bids were way below MV. Now, the banks had to approve the bids so it could have been all for nought.

Plan on hitting the road this Saturday to look at approximately 30 properties throughout Oklahoma County.  Sheriff sale on the 30th and I want to be prepared to make a bid.  Do any of you attend thesee sales?

New investor, wanting to get more involved in Real Estate.  I have a rental property in GA, but it was a forced situation because of a move.  Now, I see the advantages of having this home and want to rent and possibly flip homes in the Oklahoma County area.  Andrew
