Those neighborhood you mentioned are very great but very expensive as well.

I will suggest you look at Spring (10mins to The Woodland), Humble, Atascocita, Cypress, Katy, some part of Houston, Willis and Beaumont. These are few I can think of right now.  

I can be your boots on the ground as an Investor-Agent and Investor myself.

Majority know Ohio for the affordability.

It's always the best ROI on their money.

Imagine California Investor buying a Fourplex with less than $200,000 in Columbus, Cleveland or Cincinnati.

This is probably 2 years rental payment for some folks in Los Angeles.

@Tiffani T. Making a trip down is definitely the best if you don't have any boot on the ground. 

The seller is supposed to disclose any material facts about the property. 

This can be a tangible reason for you to terminate the contract down the road if ALL material facts were not disclosed to you.

My investor clients never have any reason to fly down though because I take care of any concerns for them.

Go for it if the number make sense for you. Reach out if you want to take this offline.
