What happens if a tenant slips on some ice and decides to sue, then their attorney gets greedy and decides to investigate what other property you own. Not only that, now your primary residence and personal bank assets become fair game. You may want to speak to an attorney about the LLC too.

I apologize, you are correct. I visited The MD Secretary of State website, and try as I might, I only found limited access to business registration. But I was able to find a few things I didn't expect, and have filed those away in the Rolodex on my shoulders! Apparently, every state is different... what a surprise!

So, if insured (one layer protection), in a dedicated LLC (second layer), and in a Trust (3rd layer)... got it. But, why does the Trust have to be a member of the LLC, when it is listed as an asset within the Trust? Or, are you saying the Trust becomes the beneficiary?

I have two additional thoughts... What if you own a few properties, all in different LLC's, but then you establish a personal or family trust. Does this entity offer a further layer of protection or does it just complicate everything? Since some personal information is more or less in the public domain with a an LLC (viewable through the Secretary of State website where established), and trusts are not (between you and your attorney), does each property really need to be in an LLC, if it is in the trust?

I had a SFR in Sherman Oaks, California with two bedrooms and two baths on a slab, and got 2850/month, but that was 2 yrs ago.

If you ever look up an LLC through the Secretary of State website, your name will show up because it's in the public domain.

Hello. I am new to BiggerPockets, but have listened to a few podcasts and have been reading the forum in the background for quite some time. I have come across two situations which I don't understand and I'm hoping that somebody can enlighten me. Both situations have taken place in the same foreclosure auction, but on different dates. The first is a property that sold at a tax auction for $20k, but has been relisted on a sheriff's auction for $105k! How can this occur? The second is another agh listed on a sheriff's auction, but has sold a month before the auction is to start! What is going on? I know I am new, but this has got me stumped! Any assistance would be greatly appreciated. Thank you in advance.
