This is definitely not a slum building. It was built in the 1950s and has a boiler for heat and window units for air. This is typical for c class building my area.

Hell everyone

I’m getting ready to have A/C windows units installed to my multi family. I have just sent a notice to my tenants that this will take place May 1. One tenant is concerned about having people in his home during this time and wants to install himself. These are brand new units being installed into brand new windows and I just want to make sure it’s done properly. Any advice on how to proceed?

I’m in Ohio and we are under social distancing until at least May 1.

I hope we will be in a better place by then. Thanks for any suggestions.

Sorry I meant to say the background check! We used Cozy for this process which meant they applied for the apartment at the same time they consented and paid for a credit and background check. So up until that point I had only verbally screened them.

I have decided I will try a different technique where I will ask them to fill out a paper application on the spot, return, or take pics and email. I can look at the bigger picture and then decide to move forward with credit and background checks. Just haven’t decided how I will collect payment yet. Or if I will just eat the cost myself vs having to provide proper documentation in the event of another denial.

Any thoughts on this process? I didn’t live cozy out of the gate for the application process.

I did provide a list of minimum requirements after the initial inquiry that stated no prior evictions. It wasn’t until after they filled out the application and asked for me to call them when they confessed. And then started with the story about how she never singed a lease agreement so the eviction wasn’t actually real. When I reviewed the application there it was. The file date and the judgement date that was Aug 2018. My partner and I agreed that we weren’t comfortable with the risk no matter what “deal” they were offering. And yes I did provide a formal denial letter via email that stated the company that provided the report and where they could request a copy of the report. Thanks ezlandlord.com

I agree everyone has a story and I hope these folks will hold up their end of a lease wherever they end up but it won’t be in my building.

I’ve been a hairdresser for 20 years and land-lording is definitely going to be a different kind of human interaction no doubt!

Sorry I don’t know how to respond to everyone as a whole but I appreciate all the responses and advice. I’ve completely enjoyed this crazy learning experience and couldn’t imagine not having BP to turn to! I’m feeling better already.

Thank you for the encouragement. We started with very strict criteria and after several weeks have tweaked what we think might be realistic as we prescreen potential tenants. We did let them know our criteria included no prior evictions but they chose not to disclose up front and after the fact tried to convince me that “there was no lease agreement” that could have warranted the eviction. I may be new but I’m not stupid! We will stick firm on no prior evictions!

Hey everybody

I just need to vent for a minute...

I’m a total newbie trying to rent my first apartment and I unfortunately have learned some very valuable lessons right out of the gate.

Basically I showed the apartment to a couple that I really liked and I did my best to prescreen and asked all the right questions. I encouraged them to go on to Cozy and apply for the apartment. They were honest saying credit wasn’t perfect(we have found that our minimum score is probably unrealistic 620 so are open to more of a scoring system) so I just thought the application would speak for itself. Well it did. One of the applicants had an eviction they didn’t tell me about. We decide to deny them and notified them through email and text.

For the last two days they have been calling and leaving lengthy voice mails basically begging that I rent to them. So I blocked them. This evening I’m getting calls and text from their “personal references” begging I give them a chance. I haven’t responded to anyone.

Can everyone please confirm with me the mistakes I’ve made with the first being giving my personal number and any solutions you may have to prevent this from happening again. I feel unsafe and worried that being a landlord could jeopardize my safety and the safety of my family!
