Hello, everyone I’ve spent about 5-6 months listening to OG BP podcasts and BP rookie podcasts as well as most of the books that are suggested in the shows trying to soak in as much knowledge as I can. I’ve been struggling to convince my fiancé to start off with buying our first home and closing off the master bedroom from the house and rent that out to help with the mortgage since I’ve been very stressed financially as I’m the only one working and I’m supporting us and our 2 small children. I’m just trying to see what I can do to stop wasting money renting and now they are raising the rent next month.

Im sorry if I am rambling but I feel as if I am out of options and we cant seem to see eye to eye on what will work out the best for both of us. We are in Miami and as everyone knows the market is overly saturated with competition and I have suggested moving to other places whether Central Florida or Indiana where she has family but her concern is that since we are an interracial couple (I’m hispanic and she’s black and our mixed kids) that she wants to stay in a melting pot and close to family. But I can’t seem to convince her that with having someone help us pay the mortgage I could have the flexibility of taking some days off of work to spend more time with the family and not feel so tied to work.

Hello everyone I just finished doing my first market research for my first home, pretty much know everything about this particular townhouse neighborhood. I found 4 comps sold within 6 months for more than the pre foreclosure one I am looking at. Same bed/bath and sqft. 
I also jotted the upgrades with good ROI margins which I feel will intrigue the lender.

I don’t remember if it was the OG podcast or rookie podcast but I heard a guest say he found an out of state small bank to finance his home and then 2 more after that, my main question is how would I go on to finding all local, and national small banks willing on doing out of state loans? Without finding all these paid blogs , or big bank sites instead?
