I found a 20 acre plat of land that has utilities like water , sewer and electric off of a city maintained road. However, my plan would be to subdivide the property into 2 acres lots, but I wouldn’t have enough road frontage to avoid putting in a road according to initial layout plans. Just wondering if anyone can give me a quick idea of how much money I can expect to throw putting a road in before making this deal work?

@Will Fraser thanks for the interesting points. I checked with local ordinances and also got rid of the realtor that didn’t know the answers to my questions. Seems like if you’re an agent that has sold land and lots before, you should have known if single family homes can be built on R3 zones! Thanks for your help.

@Will Fraser wouldn’t it be easier to sell them as single family plots? The property is actually surrounded by single family homes and a huge city park, you do make an interesting point though. I’d have to do more homework and see what the market looks like for condo and townhome construction.

Looking at buying a 20 acre plot of land that is currently zoned R3. How easy is it to get this rezoned to R1 so I can subdivide into 2 acre plats?
