As others have previously said, I've found that tracking your expenses plays a significant role in managing your spending. Even if you do not budget, just the practice of reviewing the various categories of expenses you are spending in weekly creates this conservative emotion in your head causing you to reduce spending habits.

I've used Mint for about 3 years and just recently switched over to Quicken. I like it so far and notice it can produce much more data than Mint. Only downside is that it is not as user friendly and has an annual fee.

Congratulations! I just closed on my first duplex last week and already craving for the next deal. The goal is 100 units in the next 5 years!

The ability of finding the "perfect" deal  and fear of getting into a "bad deal". Learning to adjust away from my overly conservative mindset.

Question- When you say you moved outside the state's allowable distance to act as a landlord, would you have been able to hire a property manager within your state to act as a landlord for you?

BiggerPockets books are great. They really simplify the whole real estate investing world and make it easy for someone with no RE background to understand.  I enjoyed The Book on Rental Property Investing and Investing with No or Low Money Down.

Hi Matt,

It is definately possible to use money from someone else's heloc as a down payment. However, most Banks would want to see it as your "own" funds if the loan is for an investment property. In order to make it your "own" it would have to season in your account for at least 2 bank statements.

Hi everyone,

I've been listening to BP podcasts for 1.5 years now and just recently started browsing forums so I'd figure I'd introduce myself.

For the past 2 years I've been working as a commercial real estate underwriter/portfolio manager for a private bank in Manhattan, NY so I have a bit of background in the CRE side.

I'm looking to start out my REI as an out-of-state investor as I'm currently priced out of my market here in NYC.  I plan for my first deal to be located in Buffalo NY, I've spent 4 years of college there and am familiar with the area and demand for student housing.  

If anyone knows of good investor friendly agents or property managers in Buffalo, I'd appreciate some recommendations. Looking forward to meeting some great people on here!
